This extra spacious home is spread over three floors of a period, high-street property and offers a generous 275 square meters of living space. Enjoy the pleasant and tranquil decor that will have you feeling relaxed and at ease.

LIVING ROOM
The living room is on the first floor and offers sofa and armchairs, dining table and chairs for six, TV and Wifi.

BEDROOMS
There are three light and bright bedrooms all with comfortable beds, attractive honey coloured floor boards and built in storage. Quality linen, newly laundered and pressed, is provided for each stay.

KITCHEN
A chic and modern open-plan kitchen is fully equipped with all machines including, ceramic hob, oven, fridge, freezer and dishwasher.

BATHROOMS
There are two contemporary bathrooms - one with tub and the other with a walk in shower. Both bathrooms have a WC and basins. A separate washer and dryer are located in the bathroom. Starter toiletries and fluffy white towels are provided as standard.

OUTSIDE SPACE
A small rear patio offers table and seating for four plus a BBQ. This is a quiet space to pause, rest and reflect between London adventures.

- Lambeth North - Bakerloo Line - 5 minute walk away.
- Waterloo Underground and mainline Station - Jubillee, Northern, Bakerloo, Waterloo and City line - four minutes walk away.

GENERAL
- Waterloo The Cut is fully furnished and equipped with linen, towels, kitchenware and WiFi.
- A baby travel cot may be provided but bedding for the cot is not.
- Six people can be accommodated in the three bedrooms.

NEIGHBOURHOOD
Live like a local on the south bank. Avoid tripping over tourists and stay with the rest of us who actually live here. You are walking distance to the most iconic of London sites – yes, Big Ben, Westminster and the London Eye are down the road. Enjoy the convenience of small shops, banks, pubs, restaurants and the renowned Borough Market, all of which are a walk away. St Thomas' Hospital, the Young and Old Vic Theatres are also a short stroll. Blend in and enjoy the high culture of the South Bank Centre and the night life of the Ministry of Sound. You will feel more at home and less like a visitor.

Great apartment. Nice and clean and up to date. Be sure to go to Olivelli restaurant across the street. Easy walk to the Big Ben/Westminster bridge area. Easy access to the Tube. Read the reviews closely. I did and was not surprised during our stay, but my family members that did not read the reviews were not prepared for the stairs and noise. We experienced warm temperatures and needed to have the windows open; the fans were critical to drown out the outside noise and provide a breeze. With that said, the flat had everything we needed and the multiple levels provided a sense of privacy between the generations. The bedding was super comfortable. This flat in Waterloo is in the perfect location, only a couple blocks from the train station, and easy walking to the river, theatres, and London Eye! Great place in a fantastic location. About 5 minute walk to either Waterloo or Southwark tube stations. Place was very clean and spacious, only issue was the amount of stairs but we soon got used to them There were no issues in finding the place or letting ourselves in. We did not see the host at all but they were easily accessible if needed. We did find the street to be quite noisy throughout the night with many restaurants open until early hours of the morning, trucks and regular police sirens but that's all to be expected in such a central location! Good sized property in a nice area of London, very close to tube stations, restaurants etc. Clean and well equipped, particularly for a longer stay. The lock confused us because the pin opens the lock box and then you have to manually release the padlock. Terrific flat with great access to both Southwark and Waterloo stations. The flat has a great deal of character. Clean, updated bathrooms were very much appreciated as were the oversized towels. “I cannot say enough good things about this home. The location of it was prefect for what we were looking for. The tube station is just around the corner and it's only about a 5-10 minuet walk to the London Eye. There is lots of great restaurants and pubs just steps from the front door and a grocery store right across the street. The home itself is very spacious and clean. As other have said, there is lots of narrow stairs which made it a little tricky to get all of the luggage up (but we WAY overpacked so that's our fault) but you only have to take it up once. We had a small issue getting into the lockbox on the gate when we arrived but The London Agent came immediately to help us out which we really appreciated. I've stayed in hotels and hostels all over London but this by far was my favorite and I will be staying here again when I come back. Rendi, February 2017

Excellent flat in a great neighborhood within walking distance to the Tate Modern and the London Eye. Especially loved the convenience of being so close to a Sainsburys and plenty of coffee options - literally just across the street. In the early morning there was a good amount of noise seeping through the walls from what sounded like a neighboring restaurant, but it was noticeable mostly from the main living area and not so much the bedrooms. We really enjoyed our stay at the Comfortable Waterloo Home. The location really can´t be beat - were we able to walk to the major attractions in very little time and two Tube stations are steps away. At the same time, we felt like we were able to get away from the heavy tourist presence in the city when we returned to the flat at night. There were plenty of pubs, restaurants, and mini-supers close-by for convenience, and lots of people in the street. During happy hour with open windows we felt very much in the middle of things, but by bedtime the street was quiet. The flat´s description is very apt - it was indeed very comfortable. There were five of us staying and we felt very lucky to have found an affordable 3 bedroom home that allowed us each a bit of privacy. The kitchen was well-equipped (and the kids were delighted to find boxes of tea left by previous guests in every cupboard and on every shelf!) with more than enough plates, coffee mugs, cutlery and cookware. The bedrooms were very comfortable with plenty of fresh linens and a fan in each. And towels - there were lots of great fluffy towels. As an added bonus there were lots of hangers in every closet - a definite treat. The wireless was very reliable and there were plenty of electrical outlets to plug our many devices. We were a bit surprised by the layout of the flat, which is 4 levels in total. Lots of stairs involved, even to use the bathroom. It was not a problem for us - in fact, we liked the layout because the bedrooms were well away from the social space - but a person with limited mobility may find the space challenging. We were well-prepared by the London Agent Team for our arrival with clear instructions about access and how to use the appliances, and enjoyed great customer service in the months leading up to our trip. This apartment was a great find. The neighborhood was bustling with a great coffee shop right across the street. The bathrooms were really nice as were the bedrooms. Came in town with a group of guys to attend the Rugby World Cup 2015, Flat was convenient to everything and extremely comfortable. Within easy walking distance of either Southwark or Waterloo Tube/Train stations and numerous services close by, across the street, or below including a grocery store, coffee shops, ATM, and numerous restaurants of all types and all quite good. But the best was the Pub downstairs where we watched all the Rugby matches we didn't attend. Flat itself extremely comfortable, clean, and accessible, with three comfortable beds and an (available) inflatable air mattress, which we ended up needing! Kitchen more than adequate and washer/dryer very useful too. London Agent Booking Agency extremely efficient and easy to deal with. Sent detailed emails in a timely manner and explained everything. Thank you for a wonderful stay in Southbank! The location was steps away from the southwark tube station, the local market and a dozen shops, restaurants and bars. the cut is a lively street and quite active with the theaters, while it felt quite small, intimate and safe at the same time. it was perfect to be within walking distance to the thames and the southbank and a short tube ride away from the theatre district, hyde park and greenwich to name a few that we visited, ideal for a family of 5 with 3 kids under 12. Our flat was very quaint, clean and cozy. the hardwood floors, the narrow stairwell and the large windows added to it’s charm! the windows gave the spaces nice light, air and interaction with the street. the appliances in the kitchen and bathrooms were quite modern and easy to use. there were fans in each room which helped with the (i’m told) unusual heat of our london summer visit! Correspondence with the london agent was very professional and timely during the times of booking, arrival and check out. i didn’t realize that i needed to switch on the router at the wall, so i couldn’t connect to the wifi initially. after reading previous reviews, i asked the restaurant downstairs for their code. they were so nice they gave us theirs! the london agent did tell us about getting the code from the bottom of the router, but connecting doesn’t work if you don’t switch it on first! lol, gotta figure in that user error! thank you london agent for making our first overseas vacation rental easy and fun. Our experience was marvelous. The flat was well equipped with all mod cons, cleaning agents and stocked up with basic food items which was terrific for us who were coming from abroad. Comfortable Waterloo Home was a great stay for our family of 4 adults, for a week. The facilities are of high standard and the extensive appliances and utensils provided, all made for a comfortable stay in London. Double glazing of the front window ensured a good nights sleep , however the 'passing parade" and street acivities were a added attraction !!! There are a lot of stairs here, but if that doesn't bother you it is a great place to stay. It was clean, modern, and has everything you need to set up house. The beds were comfortable, as was the living room / dining room. Good water flow and plenty of hot water. The electricity was weird to us, but just read the book on it and take the purple key to the correct store and Top It Off as needed. Pubs, grocery, and restaurants are literally just a few steps away from the door, and tube and railway stations are just a few hundred yards away. Get a weeks Oyster Card for bus, railway, and tube throughout zones 1, 2, 3 for 35 pounds, pick up a tube map and get all around London easily. A walk to Waterloo bridge and the Eye. There is a pub downstairs that can be quite noisy, but they close by 2330 so they didn't bother us since we usually stayed up until midnight or so. But if you go to bed early, this could be problem. The Flat was exactly as advertised. Clean. Simple, yet modern furnishings. There were six of us and we were very comfortable. The Flat is located in a very convenient location in between Southwark and Waterloo Underground stations. It is close to a variety of restaurants plus a small Sainsbury grocery store right across the street as well. 10-15 minute walk to the Thames and many key attractions such as Big Ben, London Eye, and Globe Theatre. Although not a problem for us, there are four flights of narrow stairs within the Flat, so that is something to consider. A bath/toilet on the first level, the kitchen and living room on the 2nd level, 2 bedrooms on the next floor, and finally another Bedroom and bath on top floor. Plus there was a nice outdoor patio as well. We would recommend this highly, especially to those who need room for 6.

We loved the Waterloo home! I booked the location for my family of 6 six adults for our week-long vacation in London. With three bedrooms and two bathrooms, the size was perfect. We had unusually cold weather during our week-long stay, so the heaters in every room and the extra down comforters in the closet were greatly appreciated! Even with the extra need for heater use, we still had plenty of electricity, so did not need to worry about topping it up. The wi-fi was occasionally spotty, but overall worked well enough. Street noise was minimal with the windows closed. I am a light sleeper, but slept soundly with earplugs. As previous guests have mentioned, there are 6 flights of stairs within the flat, which might be difficult for someone with mobility issues, though wasn't problematic for us. The flat was spotless, and has been beautifully renovated. The pictures on the website match the flat's appearance perfectly. There were plenty of towels and a hairdryer in each bathroom - which was a bonus. The location was perfect for us. The Waterloo tube station and the Southwark tube station are incredibly close - each is less than a 5 minute walk! There is a nice coffee-shop just below the flat, and a key-cutting/hardware store next door which was a great place to buy a sim card for our i-phone. Grocery store and aTM are right across the street. After a day out in the city, we loved coming home to our warm, quiet flat each evening. We would definitely stay here again! Fantastic location, great place for families! Stayed here with 2 families was great. Had read reviews about electricity usage before we left was worried we would have to pay but with 3 kids and 3 adults in one of the coldest weeks in March using the heater and dryer we never ran out once. Stayed here for 9 nights perfect location with walking distance to Waterloo station giving access to anywhere in London. Close walking distance to major attractions such as London Eye and Big Ben. We thoroughly enjoyed our stay here as we were in town for business nearby. There are plenty of shops below the flat which make it very convenient to grab a bite to eat or a drink. Just a minute's walk from the nearest tube station and plenty of cabs passing by at all times made it easy to get around! My only advise to the renting agent is to state honestly that there is no wifi provided by the flat itself and rather that we must go downstairs to the cafe directly below to ask for the internet passcode. This was a problem as we arrived after the cafe had closed and the code provided by the rental agency booklet in the flat was not the current password. As we were there for work this could have been a very bad situation but fortunately the shop down below was still open and we were able to pay for wireless (the connection from the shop in our flat was very weak but at least we were able to get some work done, albeit slowly!) p.s. view of the Eye of London from the patio was a plus! Very speedy and competent information, communication - would recommend The London Agent to anybody looking for a visit to London. The surrounding area of the house is great for anything: a small super market just across the road. Downstairs a diner (breakfast/lunch), a Chinese restaurant next door, a recommendable Indian restaurant across the street. Waterloo Station is about 2 mins walk. London Eye about 10 mins walk. Het is een fantastisch appartement: smaakvol en functioneel ingericht, met veel handdoeken, keukenspullen en andere nuttige zaken. De slaapkamers liggen op de bovenste twee verdiepingen en zijn allemaal ruim; de badkamers zijn ook ruim en praktisch ingericht. Heerlijke douche. De ligging van het appartement is uitstekend en heel gezellig: in een levendige straat met levensmiddelenwinkels, restaurants, pubs en zelfs theaters. Twee metrostations echt vlakbij. Onder het appartement is een soort oosterse lunchroom waar ze heerlijke wraps, sandwiches etc verkopen. Aardige mensen. Jennifer Bell is zeer behulpzaam en ze reageert snel en adequaat op vragen. This is a fantastic apartment: tasteful and functional furniture, lots of towels, plenty of plates, cups, glasses, silverware and other cookware. The bedrooms are at the two topfloors; the two bathrooms are downstairs and at the topfloor. Great shower. The apartment is situated in a lively street with foodstores, restaurants, pubs and even two theatres. Two underground stations nearby. On the groundfloor of the building is an eastern lunchroom which sells great wraps, sandwiches etc. Nice people. Jennifer Bell is very nice as well; she's been very helpful and attentive. "Comfortable, spacious and close to Underground"
We (3 adults and a 16 year old) spent 8 nights in October 2012 in this property and can recommend this to anybody who wants to have a more comfortable accommodation than a hotel room.
The house has 3 bedrooms, of which 2 are on the third floor and 1 is on the fourth floor. This sounds like a high-rise building, but it is actually a very narrow house.
Entering from the street into a hallway which leads to the main door, you will find a bathroom (tub/shower, 2 wash basins, washer/dryer) first, before continuing another stair to living room/kitchen (induction oven, dishwasher,fridge, enough cutlery, plates, glasses, pots etc). The living room has a sofa, dinner table, 6 chairs, a flatscreen TV. Upstairs from this, there are 2 b`rooms with 1 bed each (ok for 2 people each). On the top floor there's another bedroom and bathroom (shower/washbasin - no tub).
Windows can be opened in every room. There are plenty sockets in every room, hair dryers in both bathrooms. There is no stuff from people living there permanently, it's a perfect place for 4-6 people for a vacation.
Wi-Fi is however not part of the flat, but one may use the Wi-Fi of the downstairs deli (go and ask for password in exchange for a breakfast :)). Electricity was an unusual procedure for us and horrendously expensive. We spent GBP 38 für 8 nights, although we never had the heating on and were gone most of the day. You have to take a "key" to a nearby store to top up the amount.
The apartment is surrounded by small restaurants (Chinese, Italian, Indian), several small super markets which are open until late and two train stations (Waterloo Station for real trains and Underground and many busses) and Southwark on Jubilee Line. Both stations are 2 min walk away. Heathrow can be reached within 70 mins with 1 change of trains for less than GBP 6.
We would recommend this place to anybody visiting London for several days. However the smell from the downstairs deli was not so nice and the stairs are steep. By Wiebke from Stuttgart, Germany Oct 2012.

The whole process was smooth and effective. Jennifer was fantastic and helped us with information on the area and arranged the key for us upon arrival, directly at the flat. The flat is in a perfect position and is quite large. It has 3 bedrooms and 2 bathrooms, spread over 4 floors. The place is in a great spot for getting to the city (by foot), South London and most London areas (quickly by tube), and the great cafes and markets in the Borough and Bermondsey area are not far away. The apartment is very modern and very clean. It sits on a street with a range of food and entertainment options and is a very short walk to either Southwark or Waterloo station if you wanted to venture further for dinner. There is small deck with a BBQ, TV with plenty of cable stations, as well as a very modern kitchen.... and importantly after a few weeks in Europe, a very good Washing Machine and Dryer. The only negative with the apartment if there was one, is that it got very hot. I can't see this as a major issue in the Winter or most months in London for that matter. However we did have a couple of hot days in the 2 weeks we were there and had to leave the majority of windows and doors open to air and cool down the house. All in all, the house and the host were fantastic and I would highly recommend it to anyone looking to visit London for a short or long stay. Aaron from Australia, August 2012

I got a fairly good service from the london agent. I had to make a last minute change to our trip plans, and they accomodate it well, though at a cost. You get for what you pay for, at comfortable waterloo home, we got slightly better deal. The property is located at a walking distance to the waterloo rail and tube station, which is very convenient. Neighbourhood

If you are lucky enough to be located on the fashionable South Bank of the river Thames as you are here, you will be within a short walk of Westminster Bridge, The London Eye and the South Bank Centre.

Waterloo is so much more than a busy transport hub. It is very popular with tourists and visitors for it’s convenient transport links and its close proximaty to so many attractions and places of interest. The first bridge on this site was built in the 1800’s and was named to commemorate the Battle of Waterloo in 1815. Because of a handy bend in the river, the views of London from this bridge are fine indeed! The Kinks famous song Waterloo Sunset has immortalised this bridge and view forever and it is one of the best popular songs ever written about a particular part of London. The last verse tells of two young lovers meeting by the underground in the evening and crossing the bridge: “as long as they gaze on Waterloo sunset, they are in paradise…”

Locally there are excellent restaurants, the well known Vinopolis and Borough Market for food and wine. There are some of London's best theatres within walking distance or a short bus ride including the National Theatre, the National Film Theatre, the Old Vic, the Young Vic, the Meunier Chocolate Factory and Shakespeare’s Globe Theatre.

The Southbank Centre and Tate Modern ensure that this is now the premier location in London for arts and entertainment. The South Bank Centre sits happily on a 21 acre site and includes The Royal Festival Hall, The Queen Elizabeth Hall, The Purcell Room, The Hayward Gallery and the Poetry Library, as well as shops, cafes and bars. Tate Modern is always popular and rightly so. What was once the Bankside Power Station was amazingly transformed into this breath-taking modern art gallery with it's huge Turbine Hall and rooms full of modern art in all it's styles and colours. This is a wonderful place to visit for all generations.

Other prime attractions are the Millennium Bridge to St. Paul's Cathedral, HMS Belfast, Bermondsey Antique Market, Tower Bridge and the Imperial War Museum. Wander through Dickensian London to Southwark Cathedral and pop in to the Florence Nightingale museum.

Waterloo Station in handy for access to the South East of England by train and it has many tube lines. You are ideally placed here for quick and easy access to the West End and the City. There are plenty of underground stations to choose from here, a frequent bus service and a regular river boat to Greenwich, Canary Wharf or Westminster.

This is a vibrant, historical and bustling part of London that is rich in culture and heritage. It is filled with sights, attractions, markets, theatre, art and good places to eat, not forgetting the great River Thames flowing steadily by.

REFUNDABLE DAMAGE DEPOSIT

The damage deposit is refundable within two weeks after departure.

CANCELLATION AND REFUNDS

You may cancel your booking forty-two nights or more before the start and receive a 50% refund of the total rate. If the booking is cancelled less than forty two nights before the start of the stay no refund will be made. We urge you to have travel insurance in place.

Standard departure time is: 10.00
If we do not have people leaving the day that you arrive it may be possible to move in before 14.00, but we can not guarantee this. To ensure an early arrival please book the night before.
We can accommodate late arrival without extra charges.
On your day of departure it is possible to leave luggage at the flat until 13.00 but we will need the flat clear of people by 10.00 so that housekeeping can do their job. If you want to stay later than the standard departure time, please book that day.

PROHIBITED
